Nissan Lot 7 Years Vacant? Not!

Joe Daichendt of Theory R has been tearing this city apart for a while now with a campaign of half truths and victimhood. I'm sure I will get attacked from various people using phony names for this post, but let's just examine a couple of Joe's statements that he pulls people in with. If you aren't aware of this struggle, then this blog post might not make a lot of sense, I'm assuming your familiar with the current struggle.

First, as you can see from the screen capture of his Facebook group (which he blocks people from if he gets too many contrary posts) claims 7 years of vacancy.

Now, look at the flyer that they were putting out on peoples doors, on their very own materials it adds up to 6 years, and that is if you include all of 2014.

In the 2 pictures labeled "Vacant Nissan Lot", these pictures were just taken, you will see a U-Haul business and an RV and Boat storage facility going.  In the picture labeled "95% Vacant" you will see an email that was shared with me where Joe says it is 95% Vacant. I can't say if the 95% number is accurate, but having multiple tenants is certainly not vacant. He also declares that he'd be another 2 years before any business will open again and since this is his claim, it is likely optimistic, that means 2017 at the absolute soonest since the election isn't till November.

Joe claims he had 4100 verified signatures in the picture "claim of verification". Please note he is claiming he had 4100 verified signatures within hours of submitting them, it simply isn't possible. Another email exchange that was shared with me is in the picture, he addresses this. His claim is that the verification company has a track record of 99% accuracy. All this means is they verify with a 99% accuracy rate, it doesn't mean the signatures he's collected are 99% accurate. The verification company has nothing to do with the signature gathering so they have no bearing on the actual number of valid signatures, it just means that if they find that 50% of the signatures are bogus that they have verified the 50% valid signatures with a rate of 99%. This is another way that Joe likes to play with reality.

Finally, I heard at least one of the signature gatherers giving people the impression that what they were signing was going to give them the ability to vote on what went in to the site. This is not in any way true, you are just voting to let Joe do what he wants with the site, and he has no specific plans other than to create another strip mall, which we are drowning in empty strip mall space already. If he was making promises of specific rents that were lower than what people currently pay or other sorts of attractive guarantees to businesses, that might be something, but all it would do is move existing companies from one part of town to another and leave more empty strip mall space.

We have zoning for a reason, otherwise I'd be able to build a water park where my house is and your neighbor could start drilling for oil, and their neighbor could open up a Quiznos franchise, etc.
